Remodel of  a 1,000 Sq. Ft. old house in Encino, which  is designed to maximize the Square Footage because it was an investment home. In Our design we maximized the area by the 20% design bonus which added out to be a 4,600 Sq. Ft. Luxurious house.  Spiral stairs run from the first floor through the second floor to the roof. We maximized the width of the house by keeping the existing side yard setbacks in which were gradfathered in the existing house. Through our knowledge of codes and creativity of our design the owner was able to built one of the most luxurious and Aesthetically best looking houses in it’s neighborhood.
